    Set up the tenancy

    Address, state, lease dates, rent, bond and your agent’s email. Eight rooms appear ready to edit, and your state’s deadlines land on your dashboard.

  2. Stage 2 · Move-in $10

    Walk it room by room

    Nine checklist items per room, shot with the in-app camera and stamped by our server. Mark something Damaged and AI names the scuff, stain or chip for you to confirm.

  3. Stage 3 · Lock and send

    Lock it, then send it

    Locking hashes every photo so tampering shows. You review the email, send it to the agent, and the date and time are recorded for good.

    Log the leak in month six

    New damage or a repair need goes in with timestamped photos and is emailed to the agent, so it counts as already reported at move-out.

    Answer every deduction

    Reshoot each item with the move-in photo overlaid on your camera. AI separates new damage from old, and you download an itemised evidence pack.

What your agent receives.

Every item shows its condition, how the photo was taken and the start of its SHA-256 hash. Gallery uploads carry an “Imported” label, even in the report.

Questions renters ask.

Why does it matter that the server stamps the time?
Your phone’s clock can be changed. BondKeeper records the time your photo reached our server and keeps the original file untouched, so the date cannot be argued with.
Can I use photos I already took?
Yes. Gallery uploads are accepted, but they are labelled “Imported” everywhere they appear, including in the report the agent sees. Honest labels keep the rest of the record credible.
What does locking the report do?
It computes a SHA-256 hash of every photo and freezes existing entries. You can still add photos later; they show the date they were added.
Does anything go to my agent without me seeing it?
No. Every email, from the move-in report to an issue log, opens on a review screen first. One tap sends it and records when.
Can my flatmates add photos?
Yes, for $3 each. Flatmates can contribute photos and logged issues to the shared tenancy. Locking, sending and paying stay with the tenancy owner.
Is this legal advice?
No. Every report is a record of property condition prepared by the tenant. It is general information, not legal advice. Each state panel links to the official authority and tribunal.
